Ambercrest Monthly Dues
Effective January 1, 2023, all Ambercrest HOA dues should be made payable to AMBERCREST CHOA and sent to the following address: Ambercrest Condo Homeowners Association, C/O Still Properties, 470 NE 9th, East Wenatchee, WA 98802.
Dues are $365/month and are due on or before the 10th of each month.
What are Ambercrest parking restrictions?
Owners must park cars in their garages. Guests must park in the circle/street. Please refer to Ambercrest Rules and Regulations for further information on recreational vehicles.
Can residents attend monthly Board Meetings? When is our Annual Meeting?
All residents are welcome to attend Board Meetings to observe. A homeowner with a specific issue wishing to participate in a board meeting must submit a written request to Still Properties 14 days prior to a meeting. Such homeowners will be entitled to a maximum of 10 minutes on the agenda. Annual homeowner meetings are typically scheduled in February.
What are the age limitations for our community?
At least 80% of the occupied units shall be occupied by at least one person 55 years of age or older. No persons under the age of 35 are allowed to reside on the premises unless they are the spouse or a dependent of an occupant owner or occupant lessee. No persons under the age of 18 are allowed to reside on the premises.
What are common areas?
Common areas include but are not limited to ALL landscaped areas and gardens. Landscaped areas surrounding condos are owned by the whole of Ambercrest, not individually by homeowners. Installing or modifying landscape is prohibited. Please refer to Ambercrest Rules and Regulations for further information.
Who is responsible for maintaining/replacing patios and decks?
Maintaining/replacing patios and decks is the financial responsibility and sole liability of the condo owner. Please refer to Ambercrest Rules and Regulations.
Who is responsible for maintaining/replacing front doors and garage doors - including garage remote controllers?
Maintaining/replacing front doors and garage doors is the financial responsibility and sole liability of the condo owner. Please refer to Ambercrest Rules and Regulations.
Who is responsible for maintaining/replacing windows and window screens?
Maintaining/replacing windows and screens is the financial responsibility and sole liability of the condo owner. Please refer to Ambercrest Rules and Regulations.
Who is responsible for installing/maintaining/replacing awnings and window shades?
There are two pre-approved retractable awnings and one pre-approved sun shade. Installing/maintaining/replacing awnings and sunshades is the financial responsibility and sole liability of the condo owner. Please refer to Ambercrest Rules and Regulations.
Pest Control in Crawlspaces and Attics
Based on input received from Ambercrest Homeowners at a Special Meeting held on April 11, 2017, the Board of Directors adopted the following policy regarding rats/mice and any other pests in crawlspaces and attics.
The costs of pest control, pest eradication, and related repairs and/or replacement and all other expenses are the financial responsibility and sole liability of the condo owner. Homeowners should notify the property manager when a pest infestation is found. Please refer to Ambercrest Rules and Regulations.
Pool
Rules are for your protection and mandated by the Chelan-Douglas County Health Department. They must be followed and are subject to change. For safety and HOA liability, homeowners must be present with visiting guests/family using the pool. For hours of operation and a list of rules, please refer to Ambercrest Rules and Regulations.
